For your comfort, each site has full hook-ups, a shade tree, fire ring*, large metal picnic table, free Wi-Fi, and cable television.

Important Guidelines
- Please help us maintain our desert grass by avoiding placing mats, rugs, or carpets on these areas. We will be happy to help you choose just the right site for your preferences and needs.
- All vehicles must fit on your site. If you will have an oversized vehicle (extended cab, dually, etc.) that does not fit on your site, we will reserve a parking space for you at no additional cost.
- All vehicles that do not fit on the site must be assigned a parking space in advance. Failure to secure a pre-assigned parking space could result in your needing to be parked off property.
- All guests use the same stone steps to access the Virgin River.
- * Two sites do not have a fire ring due to their proximity to the propane filling station.
Monthly Stay Deposit and Cancellation Policies
At the time you make your reservation, a $100.00 electric deposit is required. A 14-day notice is required to change arrival dates or to cancel. A $25.00 cancellation fee applies. If you cancel inside the 14-day time frame you will forfeit the entire $100 deposit. Months are based on 28 days. Monthly rates apply only to those guests staying a full month or longer. Early departures will result in the rate reverting back to the daily or weekly rate. Site rates and electric charges are automatically processed on the first Monday of the month. Based on availability, we will do our best to honor site preferences. It is best to provide us a list of several sites you prefer because if you like it someone else will also and reservations are made on a first-come, first-serve basis. Electricity is metered and charged monthly at $0.13 per kilowatt. water, Wi-Fi, and cable television are included. A one-month minimum is required with additional days prorated at the monthly rate.
